A neighborhood is desirable for many reasons, from personal to pocketbook. One way to evaluate a real estate market is to look at the number of closed home sales by zip codes.
As part of our year-end series, here’s a list of the top 15 residential areas in and around Portland with the highest sales activity so far in 2020.
Information and statistics reflect sales from Jan. 1 to Nov. 30, 2020 and were derived from the Regional Multiple Listing Service (MLS), Northwest MLS, Spokane MLS, Central Oregon MLS, Willamette Valley MLS and TriCity Association of Realtors.
In all of the 306 zip codes analyzed, there were 58,140 closed sales, a 6.1{911ea05452e114f1778c76ca86733b6032c246f8f651bb1f01d12abf04b54efb} increase over the first 11 months in 2019. Homes spent an average of 47 days on the market and sold at 99.5{911ea05452e114f1778c76ca86733b6032c246f8f651bb1f01d12abf04b54efb} of the asking price.
Adam Kaplan, a broker from John L. Scott’s Portland Northeast office, reviewed the list and pointed to the the sixth-ranked zip code, 97206, which encompasses Southeast Portland’s Foster-Powell and Brentwood-Darlington neighborhoods.
He thinks this is one of the hottest areas in Portland because it’s more affordable to homeowners, landlords and businesses.
“As commercial rents closer to downtown go up and businesses struggle during COVID-19, I think you’ll see a lot more growth in these neighborhoods,” which would result in improved walkability to additional amenities, he says.
Joan Mezzanatto of John L. Scott’s Vancouver office, who services all of Clark County in Washington state, says eighth-ranking zip code 98642 covers “up-and-coming” Ridgefield, which has new homes, “an adorable downtown area” and great walkability. Its 811 closed sales through Nov. 30, 2020 were a 21.2{911ea05452e114f1778c76ca86733b6032c246f8f651bb1f01d12abf04b54efb} increase over the first 11 months in 2019.
Mezzanatto has also seen increased interest in the Cascade Park and Fisher’s Landing areas bordering Camas, Washington. The zip code 98684 was 27th on the list with 556 homes selling in 31 days and 98683 was 52nd on the list with 428 homes selling in 27 days.
“Families that still want great schools but do not want to pay higher property taxes are drawn to these two zip codes,” she says.

Homes spent an average of 35 days on the market and sold at 99.85{911ea05452e114f1778c76ca86733b6032c246f8f651bb1f01d12abf04b54efb} of the asking price.
98682 (Clark County) had 1,137 closed sales, a 5.6{911ea05452e114f1778c76ca86733b6032c246f8f651bb1f01d12abf04b54efb} decrease over the first 11 months in 2019. Homes spent an average of 34 days on the market and sold at 100.36{911ea05452e114f1778c76ca86733b6032c246f8f651bb1f01d12abf04b54efb} of the asking price.
97123 (Washington County) had 987 closed sales, a 29.7{911ea05452e114f1778c76ca86733b6032c246f8f651bb1f01d12abf04b54efb} increase over the first 11 months in 2019. Homes spent an average of 37 days on the market and sold at 100.39{911ea05452e114f1778c76ca86733b6032c246f8f651bb1f01d12abf04b54efb} of the asking price.
97007 (Washington County) had 969 closed sales, a 13.2{911ea05452e114f1778c76ca86733b6032c246f8f651bb1f01d12abf04b54efb} increase over the first 11 months in 2019. Homes spent an average of 33 days on the market and sold at 100.56{911ea05452e114f1778c76ca86733b6032c246f8f651bb1f01d12abf04b54efb} of the asking price.
98607 (Clark County) had 919 closed sales, a 13.2{911ea05452e114f1778c76ca86733b6032c246f8f651bb1f01d12abf04b54efb} increase over the first 11 months in 2019. Homes spent an average of 71 days on the market and sold at 99.61{911ea05452e114f1778c76ca86733b6032c246f8f651bb1f01d12abf04b54efb} of the asking price.
97206 (Multnomah County) had 907 closed sales, a 6.8{911ea05452e114f1778c76ca86733b6032c246f8f651bb1f01d12abf04b54efb} increase over the first 11 months in 2019. Homes spent an average of 27 days on the market and sold at 102.07{911ea05452e114f1778c76ca86733b6032c246f8f651bb1f01d12abf04b54efb} of the asking price.
97045 (Clackamas County) had 878 closed sales, a 1.2{911ea05452e114f1778c76ca86733b6032c246f8f651bb1f01d12abf04b54efb} decrease over the first 11 months in 2019. Homes spent an average of 42 days on the market and sold at 100.13{911ea05452e114f1778c76ca86733b6032c246f8f651bb1f01d12abf04b54efb} of the asking price.
98642 (Clark County) had 811 closed sales, a 21.2{911ea05452e114f1778c76ca86733b6032c246f8f651bb1f01d12abf04b54efb} increase over the first 11 months in 2019. Homes spent an average of 53 days on the market and sold at 99.4{911ea05452e114f1778c76ca86733b6032c246f8f651bb1f01d12abf04b54efb} of the asking price.
97219 (Multnomah County) had 785 closed sales, a 6.1{911ea05452e114f1778c76ca86733b6032c246f8f651bb1f01d12abf04b54efb} increase over the first 11 months in 2019. Homes spent an average of 35 days on the market and sold at 99.9{911ea05452e114f1778c76ca86733b6032c246f8f651bb1f01d12abf04b54efb} of the asking price.
